Terms of Service

These Terms govern your use of the Brio Property Solutions LLC (“Brio,” “we,” “us,” or “our”) website, forms, estimate tools, AI-assisted features, and appointment-request tools. They do not replace a proposal, work order, recurring-service agreement, or other written agreement for property services.

Acceptance and eligibility

By accessing or using the site, you agree to these Terms and our Privacy Policy. If you do not agree, do not use the site. You must be at least 18 years old and legally able to enter an agreement. If you act for a company, estate, trust, association, property owner, or another person, you represent that you have authority to do so.

Website information and planning estimates

Website content is provided for general information. Website estimate forms collect property details for review; submitting a request does not generate a price or binding quote. They are not offers, appraisals, guarantees, or final quotes. Final price, availability, scope, products, staffing, timing, and service terms are established only when Brio confirms them in writing.

We try to keep site information accurate, but property conditions, routes, labor, materials, regulations, and availability change. Brio may correct errors, update information, or withdraw an estimate or offer before a binding written agreement is formed.

Appointments and service agreements

Submitting a form, selecting a date, speaking with an AI assistant, or receiving an automated confirmation does not create a service contract or guarantee an appointment. A service date becomes final only after Brio confirms the scope, price, route, access, and availability through an authorized channel.

A separate proposal, work order, recurring-service agreement, or other written agreement may include payment, deposit, cancellation, rescheduling, re-service, warranty, access, insurance, dispute, and liability terms. If that agreement conflicts with these website Terms, the service-specific agreement controls for that work.

Your responsibilities

You agree to provide accurate information; disclose known hazards and material conditions; identify fragile, valuable, restricted, or sensitive areas; secure people, pets, weapons, medications, and confidential materials; provide lawful and reasonably safe access; and obtain any authorization, consent, permit, or approval needed for the requested work.

Lockouts, unsafe conditions, inaccurate descriptions, undisclosed conditions, access delays, or requested changes may affect price, timing, or whether Brio can perform the work. No additional work is authorized merely because it appears in an estimate or conversation.

Estate, probate, rental, and managed-property authority

If you request work for an estate, probate property, rental, association, commercial site, or managed property, you represent that you are authorized to approve the work and give instructions about access, belongings, photos, removal, disposal, and documentation. Brio does not determine ownership, beneficiary rights, landlord-tenant rights, or legal authority. Items will not be removed or discarded unless included in an authorized written scope.

Excluded and regulated work

Hazardous materials, active mold remediation, biohazards, regulated medical waste, pest control, structural work, and electrical, plumbing, HVAC, or other licensed or specially regulated work are excluded unless Brio expressly accepts the scope and it is performed lawfully by an appropriately qualified provider. Brio may pause or decline work when conditions are unsafe, unlawful, materially different from what was disclosed, or outside the agreed scope.

AI assistant, voice, and uploaded content

Brio’s AI-assisted tools may provide general service information, scope collection, and routing help. They may produce incomplete or incorrect output and cannot override written policies, approve unsafe work, make legal or insurance determinations, or bind Brio to a price, date, or contract. Material commitments require confirmation by an authorized Brio representative.

You retain ownership of photos, messages, and other content you submit. You grant Brio and its service providers permission to host, process, reproduce, and use that content only as reasonably necessary to respond, scope, coordinate, document, secure, and improve the requested services and systems. You represent that you have the right to submit the content and that it does not violate another person’s privacy or rights.

Calls, texts, and emails

We may respond to your request by phone or email. SMS enrollment requires a separate affirmative choice. Submitting a form, providing a telephone number, accepting these Terms, or speaking with our web assistant does not itself enroll you in texts. Use an email unsubscribe link to stop marketing email.

Brio Property Solutions LLC SMS Terms & Conditions

Program: Brio Property Solutions LLC offers service messaging for estimate follow-ups, appointment reminders, scheduling and service updates, and a separate marketing option for special offers, discounts and service updates. Messages may be sent using automated technology. Enrollment in one option does not enroll you in the other.

Optional enrollment: Select the corresponding unchecked SMS checkbox on an estimate or appointment request form. You may choose either, both or neither. SMS consent is not required to purchase services or submit a request. You represent that you are authorized to give consent for the number provided. Notify us if that number changes.

Frequency and charges: Message frequency may vary based on your requests, appointments and communication preferences. Message and data rates may apply to messages sent and received. Ask your wireless provider about your messaging or data plan.

STOP — opt out: Reply STOP to the number that sent you a Brio message. You will receive one confirmation of your cancellation; no further Brio SMS will be sent unless you affirmatively enroll again. We may contact you by phone or email about an active service. To rejoin, submit a new form and select your SMS preferences again; we must record renewed consent before restarting texts.

Delivery: Carriers are not liable for delayed or undelivered messages. SMS delivery is not guaranteed and should not be used for emergencies.

Privacy: Read our Privacy Policy for information about collection, use and protection of your data, including mobile-information and SMS-consent restrictions.

Acceptable use and intellectual property

You may use the site only for lawful purposes. You may not interfere with site operation, attempt unauthorized access, introduce malicious code, scrape or copy protected content at scale, impersonate another person, submit unlawful or deceptive content, or use the site to violate another person’s rights.

The site, Brio name and marks, original text, graphics, workflows, and other materials are owned by Brio or used with permission and are protected by applicable intellectual-property laws. These Terms provide a limited, revocable right to use the site for its intended purpose; they do not transfer ownership.

Third-party services and links

The site may use or link to third-party services, including hosting, communications, AI, scheduling, payment, mapping, and social platforms. Brio is not responsible for third-party sites or services that it does not control. Your use of them may be governed by separate terms and policies.

Website disclaimer

To the fullest extent permitted by law, the website and its digital tools are provided “as is” and “as available.” Brio disclaims warranties relating to uninterrupted access, error-free operation, or the accuracy of automated output. Nothing in these Terms excludes warranties, rights, or remedies that cannot lawfully be excluded.

Limitation of liability

To the fullest extent permitted by law, Brio will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages arising solely from use of, or inability to use, the website or its automated tools. This website limitation does not replace or expand any liability, warranty, insurance, or remedy stated in an applicable service agreement, and it does not limit liability that cannot legally be limited.

Governing law, changes, and severability

These website Terms are governed by the laws of the State of Florida, without regard to conflict-of-law principles, except where applicable law requires otherwise. Any service-specific venue or dispute term will be stated in the applicable written service agreement.

We may update these Terms as our site, services, or legal obligations change. The effective date identifies the current version. If any provision is found unenforceable, the remaining provisions will continue to apply. Our failure to enforce a provision is not a waiver.
