A new company. A seasoned foundation.
When we say “hotel standards,” we are speaking from years of living them: coordinating large teams, protecting guest experiences, respecting occupied spaces and keeping standards consistent when the pace is demanding.
Our founding operations experience spans more than 20 years, including running teams of over 75 in high-end hospitality hotels. Technicians who came with us have spent more than a decade working together and satisfying hotel guests.
That shared history matters. It means Brio starts with people who know one another, understand the work and take pride in the details.

Personally led. Professionally delivered.
Anna Zajac and Luis Perez bring operational leadership and systems thinking together. Anna leads the service foundation. Luis brings more than 20 years in digital marketing, operations and business development, with expertise in AI architecture and implementation.
For your team, that means a defined scope, coordinated service and a clear person to contact when something needs attention.
Meet us at your facility walkthroughOne commercial partner. A plan for your property.
Brio’s first chiropractic partnership is with Dr. Michael Majette, a chiropractor who also consults other chiropractors. We are proud to begin this chapter with a professional whose work centers on patient care and helping other practices succeed.
That relationship is a starting point for the commercial company we are building. Your property may serve patients, hotel guests, employees, tenants, shoppers or members. The shared expectation is the same: a dependable team, respect for the space and clear responsibility for the work.
Reception, workspaces, conference rooms, restrooms and shared kitchens; schedules that respect your team and confidential work.
Customer-facing floors, glass, entryways, fitting areas and staff spaces; presentation aligned with operating hours.
Guest-facing common areas, agreed turnover support, staff spaces and overflow assignments grounded in our hotel experience.
Dining rooms, entrances, restrooms and approved staff areas. Kitchen work, food-contact procedures and specialist tasks are separately scoped.
Leasing offices, clubhouses, corridors, common areas, vacant-unit resets and multi-property schedules.
Administrative offices, breakrooms, restrooms and approved common areas. Production equipment and hazardous environments require separate qualification.
Classrooms, gathering areas, offices and shared amenities; access, safeguarding rules and approved products confirmed before work.
Reception, shared spaces, restrooms and approved treatment or exercise areas; responsibilities tailored to the facility’s requirements.
Tell us what the space does, who uses it and what needs attention. We assess the scope, staffing and route before making a commitment. Start with recurring care, a one-time reset, porter support, turnover work or a backup-vendor assignment.
Discuss my commercial propertyFor the people responsible for the property
Work around access, traffic, staffing and service windows. Define what gets cleaned, when and who signs off.
Separate public areas from clinical responsibilities. Confirm approved procedures before service begins.
Organize common areas, tenant-facing presentation, vacancy resets and recurring work around the property’s actual needs.
Bring experienced support to guest-facing spaces, turnovers and overflow assignments with agreed inspection standards.
Medical & clinical facility care
Medical, dental and outpatient spaces need cleaning plans that respect the facility’s infection-prevention requirements. Brio’s first step is to define the approved scope, responsibilities and readiness—not to borrow clinical language from a brochure.
Use facility-approved, EPA-registered disinfectants appropriate to the surfaces and target organisms. Follow label directions, including preparation, dilution and the required wet contact time.
Plan dedicated cloths and equipment for restrooms, clinical spaces, public areas and staff areas. Confirm the color system with the facility and replace or process textiles according to the approved procedure.
Flag visible dampness, leaks, condensation and accessible grille dust. Agree on routine detailing. Refer suspected mold, HVAC problems and air-quality concerns to qualified specialists.
Terminal cleaning, isolation rooms, blood or body-fluid spills, sharps, regulated waste and medical-device reprocessing require specific authorization, training and procedures. These services are not included in general commercial cleaning unless separately qualified and agreed in writing. We do not promise zero cross-contamination, infection elimination or clinical certification.
Dedicated restroom tools and cloths; fixtures, partitions, touchpoints and replenishment needs.
Facility-approved products, surface compatibility and documented responsibilities for exam and treatment spaces.
Reception, offices, elevators, corridors and high-traffic touchpoints organized by use and frequency.
Separate tools for food-contact areas, with label-required rinsing and approved cleaning procedures.
Facility policy governs zone colors and procedures. Contact times vary by product; EPA List N is specific to SARS-CoV-2 and is not a blanket healthcare approval.
The operational standard
| Question to ask any vendor | What we define with you |
|---|---|
| What exactly is included? | A written scope by zone, frequency, exclusions and approval limits. |
| Who is responsible on site? | Team assignments, access rules and a named escalation path. |
| How will sensitive areas be handled? | Facility-approved products, procedures, privacy rules and responsibilities. |
| How will we know the work is complete? | Agreed inspection checkpoints and reporting; photos only where authorized. |
| What happens when needs change? | A clear process for issues, extra work and schedule adjustments. |
The complimentary first step
Our 40-point Facility Care Review turns a vague cleaning conversation into priorities you can act on. Walk the property with Brio, identify the work and receive a recommended scope before committing to service.
A scoping walkthrough, not a regulatory audit, microbial test or indoor-air-quality certification. Findings are observations and service recommendations.
Build the relationship before you need the rescue
You can start with a backup assignment, a problem area or a defined pilot. We agree on the outcome and show you the work. The relationship grows because the service earns it.
Become an early Brio partner and help shape a service plan around your property’s real priorities. Our foundation is being built now—with experienced people, personal attention and the intention to raise expectations across property care.
Scope my first Brio assignmentYour facility. Your standards. Our opportunity to earn trust.
Tell us what keeps getting missed, what your team needs and when the building is available. We will review the fit, walk the facility and recommend a defined scope.

Commercial property-care answers
No. Brio scopes commercial care for offices, retail, hospitality, restaurants, multifamily properties, warehouses, education, worship and wellness spaces, as well as medical and dental practices. Each assignment is reviewed for service fit, staffing, access and facility-specific requirements.
Brio’s founding operations experience includes more than 20 years in high-end hospitality and leadership of teams of over 75. Technicians who came with us have worked together for more than ten years serving hotel guests. That experience informs our attention to presentation, team coordination, discretion and consistent execution.
We begin with a facility walkthrough and a written scope. Clinical work requires the facility’s approved protocols, suitable products, trained personnel and clear responsibilities. We confirm readiness before accepting the assignment; hospitality experience alone is not a healthcare credential.
No. It is a practical cleaning-scope and visible-condition review. It does not measure microbial load, certify infection prevention, provide laboratory air testing, diagnose mold or certify ASHRAE compliance. Humidity readings can be scoped separately when suitable equipment is available.
No. Contact time depends on the product, target organism and label instructions. Surfaces must remain wet for the specified time. EPA List N addresses SARS-CoV-2; other organisms require appropriate label claims and facility approval.
Yes. Ask us to scope one area, one defined service or an overflow assignment. We agree on the work, price, access and inspection expectations before service. A complimentary walkthrough does not mean cleaning is free.
Our core focus is Pasco, Hillsborough and Pinellas counties, including Wesley Chapel, Hudson and Tampa Bay. Other Central and West Florida routes are reviewed according to facility needs, staffing, frequency and travel requirements.
